Building On Your Lot vs. Living in a Community

Spacious open-concept living room and kitchen with coffered ceiling, beige furniture, wooden coffee table, ceiling fan, and ample natural light from large windows.

The decision to build a new home is laden with feelings of excitement and possibility. After all, you are creating a one-of-a-kind space that will perfectly suit the needs of you and your family for years to come. Every detail that goes into your home – from the cabinet selections to the flooring – is brand new and selected by you.

That decision comes with lots of choices – the most important of which is where to build. Fortunately, you have great options – particularly if you are considering building a new home in Coastal North Carolina

The natural beauty of this area is stunning, and if you are considering purchasing your own land, your views may just be your most valuable amenity. There are also a variety of new home communities in great locations that offer convenience to schools, shopping, and entertainment. Which to choose? Luckily, there is no bad choice – only the one that’s right for you.

Let’s take a look at the differences between building on your land (OYL) or living in a community so that you have all the information you need to make the best decision!

Building On Your Land

You Own the Land

Whether your land has been passed down from family, or you purchased it because of its perfect location, we understand how much it means to you. With OYL building, you choose the site, and then we’ll take care of the rest. We’ll do an initial evaluation, survey, and sitework to make sure we build a home perfectly suited to your property.

Longer Build-to-Move-In Timeline

Mom always said that good things come to those who wait. In this case, you get a dream home in your ideal location, and we think that’s worth just a few more weeks of waiting. Depending on the condition of your land, site development work will need to be completed before construction can begin. We’ll make sure your land is cleared, graded, and prepared, and secure all local building permits and licenses to do so.

More Flexibility to Personalize

Our Build On Your Land program allows you to personalize our floorplans to reflect your unique style and preferences. With the ability to pick all of your design selections with our in-house Design Specialist, to moving walls or adding on features like porch extensions, you can truly make our house your home!

Choose Your Surroundings

Neighbors or no neighbors? Riverside or wooded? The possibilities are endless when you choose the land you’re building on. One thing is for sure – you’ll wake up each morning loving where you live, both indoors and out.

More Locations

Our company builds houses on your land in some of the most beautiful areas of Coastal North Carolina. You tell us where you want to be, whether that’s out in your own little oasis or one of our premier partner neighborhoods:

Living In a Community

We Own the Land

The surveying and sitework is already done before you sign the paperwork, making the building process faster.

Building Timelines

With the current market of high demand, there just aren’t as many homes available. However with our available homes, the sitework is done, we hand-picked all design selections, and construction has started but there is still a wait time for a move-in date.

Close-Knit Neighbors

Neighbors are just steps away, so it’s easy for kids (and grown-ups) to enjoy a rich social experience.

Convenient Locations

Our new home communities are located throughout Newport, New Bern, and Havelock, and are close to conveniences such as fitness centers, grocery stores, and restaurants. Here are a few you can currently join our wait lists for:

  • Eastman Creek (Beaufort)
  • Croatan Crossing (New Bern)
  • Lynnwood Highlands (New Bern)
  • Craeberne Forest (New Bern)
  • Grantham Place (New Bern)
  • The Mill at Heritage Farm (Havelock)
  • Heritage Pointe (Newport)

Whether you choose to build on your lot or in a community comes down to personal preference and how you envision life in your new home.
